Also called the pre-construction process, the home design process includes a series of steps that sometimes are not very obvious to the client that builds a home for the first time.
This process is also the time when you, the client, are involved the most. It is very important to work together with the architect and communicate your preferences and style in as much detail as possible.
At this stage communication between the client and the home builder is critical as it ensures success of the project. If you already have home plans or examples of homes you love, this is the time to share them with our team!
Home Design Process Steps

Sign the Design Agreement
- Portion of EMD is required at this stage

SITE CONTRACT
- Site contract signed and ratified
- Site survey ordered
- Soil test ordered

PRELIMINARY HOUSE PLANS
- House elevation and floor plans
- Site engineering – boundary and topography mapping while preliminary plans underway

SELECT OPTIONS

SIGN DANNEX SALES AGREEMENT
- With remaining 10% EMD

FINAL HOUSE PLANS
- Final footprint of house sent to Site Engineer
- Engineer does initial sitting of house
- Final plans ordered

FINAL GRADING PLAN
- Final grading plan ordered
- Final grading plan completed
8
SUBMIT FOR BUILDING PERMIT
- House plans and site grading plan submitted for county/city approval
9
MOVE OUT OF HOUSE (if applicable)
- Arrange for temporary housing
- Vacate house to be demolished
- Order utility cut offs

FINAL SELECTIONS/OPTIONS
- While the plans are reviewed by the county/city

LOAN CLOSE
- The bank will need 30-60 days to close the construction loan
- Proof of Builders Risk Insurance Policy

DEMOLITION OF BUILDING (if applicable)/PERMITS APPROVED
- Pre-Construction meeting scheduled

- Final meeting before breaking ground
